How do I find a Rental Property?

All of our available rental properties are on this site. Click here to view, They can also be found on www.Realestate.com.au. You do not have to register to attend our property inspections. If there is no inspection time for a particular property, it means that for some reason we cannot set one yet, but we will as soon as it is available. You need to check it regulary.

How do I obtain an Application Form?

Application forms will be handed out at the Inspections. If you would like to complete your application, in advance, please contact the office or to download an application please Click Here. Please Note: You cannot submit an application form until you have viewed the property.

How do I Lodge an Application?

You need to make an appointment with one of our Property Managers for them to meet you, take copies of your I.D. etc. (even if you choose to email the application back to us)

Who is a Tenant?

Under the Residential Tenancies Act 1994 a tenant is the person to whom the right to occupy residential premises under a residential tenancy agreement is given.

A Tenant also includes:-

The person to whom the right to occupy residential premises is to be given under a proposed residential tenancy agreement; and a subtenant of a tenant.

Who is the State Governing Body?

The Residential Tenancies Authority (RTA) - Achieving Fair Rental Outcomes in Queensland

The RTA assists tenants, lessors, agents, residents and service providers in the following key ways:

Rental bond custodial service: The RTA holds and refunds rental bond money that is paid by tenants to lessors/agents;
Tenancy information and education: The RTA offers free information to all tenants, lessors, agents, residents and service providers in Queensland.
Dispute Resolution Service: The RTA's Dispute Resolution Service offers information about tenancy law, a telephone "shuttle" negotiation service, and conciliation conferences;
Investigations Unit: The RTA will investigate and prosecute offences under the legislation when appropriate.

Terminating a Tenancy Agreement

 Your tenancy agreement (or lease) is a legally binding contract protecting both you and the lessor.

The Residential Tenancy agreement can be terminated in one of the following ways:

  • If you intend to vacate your property at the end of your Tenancy Agreement, you are required to provide us with a Notice of Intention to Leave form a minimum of fourteen (14) days prior to vacating. You can fax this form to us on 07 3395 7955.
  • If you are on a periodic or month to month lease, you need to also provide us with fourteen (14) days notice in writing that you are leaving.


Once you have provided us with your intention to leave, we will send you a vacating pack with check lists on getting your bond back and information that will assist you in moving.

We have Property Managers available to help you from Monday through to Friday 8.30 am - 6.00 pm and Saturday 8.30 am - 3.00 pm. Our telephone number is manned by a paging service 24 hours a day if you have a rental emergency.

Rental Payments

We provide each tenant with an ID Number to use when making rental payments.  These payments can be made over the Internet or at any Commonwealth Bank. 

Paying your Bond

In accordance with the Residential Tenancies Act, we require four times the weekly rent for the bond. This is receipted and forwarded to the Residential Tenancies Authority (RTA), where they will send you a statement upon receipt. The bond money is held with RTA until the termination of the tenancy. The bond will be refunded to you promptly after you vacate, provided the property is left in as close as possible the same condition as when you moved in (allowing for fair wear and tear) and there are no rental monies owing.

Routine Inspections on your Property

The first routine inspection is carried out within 6 weeks and then during the course of the tenancy,  we will write to you, (using RTA Form 9 Entry Notice), every three  to four months to inspect the property. These inspections are to check on how you are maintaining the property and to check for any maintenance. We will give you the required notice that we are coming through and if the owner decides to accompany us, we will also contact you by telephone out of courtesy.

Keys and Remotes

A duplicate set of keys to your property are kept by Bruce Harry Real Estate for emergency access and our routine inspections. Under special circumstances, and on producing identification, the keys can be borrowed during office hours only and we require them to be returned within 24 hours. We do not keep copies of remote controls.

Insurance

We strongly urge you to insure your personal possessions against any loss, damage or theft. The lessor or landlord has no obligation to insure your personal belongings.

It is each tenants' responsibility to have the appropriate account placed in their name(s).

Repairs and Maintenance

All repairs are to be put in writing using our Repair Request form provided in your tenant folder.  Only emergency repairs will be accepted verbally.

All repairs will be attended to as promptly as possible, however it is often necessary to obtain the Lessor's approval and/or quotes before any work can commence. Our Asset Management team will keep you informed on the progress of maintenance work.
